Position Overview:

The Building Maintenance Manager is responsible for overseeing and coordinating the maintenance, repair, and operation of building systems, ensuring the safety, functionality, and cleanliness of the property. This role involves managing a team of maintenance personnel, coordinating with external contractors, and ensuring compliance with safety and regulatory standards.

Duties and Responsibilities:

Key Responsibilities:

 

  1. Maintenance Planning and Oversight
  • Develop and implement a comprehensive maintenance schedule for all building systems, including HVAC, electrical, plumbing, and structural components.
  • Oversee routine inspections to identify and address potential issues.
  • Manage preventative maintenance programs to reduce downtime and prolong the lifespan of building equipment.
  1. Team Management
  • Supervise, train, and evaluate maintenance staff to ensure optimal performance.
  • Assign tasks and monitor progress to ensure timely completion of maintenance and repair work.
  • Promote a safe and productive work environment.
  1. Vendor and Contractor Coordination
  • Collaborate with external contractors and vendors for specialized repairs or upgrades.
  • Negotiate contracts and ensure work is completed according to quality standards and timelines.
  • Monitor contractor performance and adherence to agreements.
  1. Budget Management
  • Develop and manage the maintenance department budget, ensuring cost-effective operations.
  • Approve purchase orders and track expenditures for tools, equipment, and supplies.
  • Identify opportunities for cost savings while maintaining quality.
  1. Compliance and Safety
  • Ensure compliance with all local, state, and federal building codes and safety regulations.
  • Conduct safety training and enforce adherence to workplace safety standards.
  • Address emergencies promptly and effectively, such as power outages, leaks, or structural damage.
  1. Facility Management
  • Maintain records of maintenance activities, equipment warranties, and service histories.
  • Coordinate building improvement projects and renovations as needed.
  • Serve as a point of contact for tenants or building occupants regarding maintenance concerns.

Education + Experience

Skills and Qualifications:

 

Education:

  • High school diploma or equivalent (required).
  • Degree in facilities management, engineering, or a related field (preferred).

 

Experience:

  • Proven experience in building maintenance or facilities management.
  • Experience in managing teams and coordinating projects.

Technical Skills:

  • Knowledge of HVAC, plumbing, electrical, and general building systems.
  • Proficiency in using maintenance management software and tools.
  • Ability to interpret blueprints, technical manuals, and regulatory codes.

Soft Skills:

  • Strong organizational and problem-solving skills.
  • Excellent communication and leadership abilities.
  • Ability to multitask and prioritize in a fast-paced environment.

Working Conditions:

  • May involve standing, walking, and lifting for extended periods.
  • On-call availability for emergencies, including evenings and weekends.
  • Exposure to varying environmental conditions depending on the facility.
